What Type of Service Is Home Staging?
Home staging — the professional furnishing and preparation of properties for commercial presentation — is classified in Chile as a general commercial service, not as a real estate brokerage or advisory activity. This distinction is important: Qozlino does not require a real estate broker's license (corredor de propiedades) because we do not participate in property transactions.
Our service is comparable to other commercial preparation and presentation services — interior design, photography, and event setup — which are regulated under general commercial and consumer protection frameworks rather than property-specific legislation.

Commercial Services Law
Qozlino operates as a commercial services provider under Chile's general commercial framework (Código de Comercio). Our contracts with investment groups are governed by standard commercial service agreements, covering scope, timeline, fees, and responsibilities for both parties.
Property Law Context
While Qozlino is not a property service provider, the investment apartment projects we support are subject to Chilean property law, including the Urban Planning and Construction Law (Ley General de Urbanismo y Construcciones) and relevant municipal regulations. We operate within buildings that have received their building permits (permisos de edificación) and reception certificates (recepciones de obra).
Consumer Protection
Our service agreements with investment groups are subject to Chile's Consumer Protection Law (Ley N° 19.496) where applicable. We maintain clear, transparent terms regarding service scope, pricing, and the responsibilities of each party to ensure compliance with applicable consumer protection standards.
Data Protection
The handling of personal data in the context of our service is subject to Chile's Personal Data Protection Law (Ley N° 19.628) and its ongoing reform process. Tax Framework
Qozlino operates as a registered commercial entity in Chile, subject to applicable tax obligations including VAT (IVA) on services as regulated by the Chilean Internal Revenue Service (Servicio de Impuestos Internos, SII). All service fees are invoiced in accordance with applicable tax regulations.
Co-Investment Groups
Co-investment groups (grupos de coinversión) that commission our services may be structured in various ways under Chilean law — as limited liability companies (SpA or SRL), civil associations, or informal agreements. The legal structure of the investment group does not affect our service scope, though it may affect how service agreements are formalized.
What Qozlino Does Not Do
Understanding the boundaries of our service is important for regulatory clarity:
We do not broker property sales
We do not act as an intermediary in property purchase or sale transactions. This activity requires a licensed real estate broker (corredor de propiedades) in Chile.
We do not negotiate lease agreements
Lease negotiations are conducted by the property owner or their appointed broker. We prepare the unit for presentation but are not involved in the lease transaction itself.
We do not provide investment or financial advice
Our service is limited to the physical preparation of units. We do not advise on property investment decisions, valuations, or financial returns.
We do not manage properties
Property administration (administración de propiedades) is a separate regulated activity. Qozlino's involvement ends when the staging period concludes and items are removed.
