A Process Built Around Project Timelines
Co-investment groups completing projects in new residential towers operate within defined timelines. The period between construction handover and first visitor visit is commercially sensitive — every week of vacancy has a cost.
Qozlino's process is designed to move quickly without sacrificing quality. We coordinate staging and photography in a way that respects the project's schedule and the investment group's objectives.
Our role is strictly commercial preparation. We do not participate in sales, brokerage, or lease negotiations — those activities remain with the parties you choose to engage for those purposes.
The Staging Process in Detail
Step 01
Initial Contact & Project Assessment
The process begins when an investment group or project coordinator contacts Qozlino with details about the units to be staged. We gather information about the building, unit types, number of apartments, expected handover date, and the target market (sale or rental). This allows us to assess whether the project fits our service scope and coverage area.
Step 02
On-Site Visit & Concept Development
Once we confirm the project, we conduct an on-site visit to assess the actual condition of the units — dimensions, natural light, finishes, and any specific characteristics that will influence the staging concept. From this visit, we develop a tailored furniture and styling concept for each unit type, selecting appropriate pieces from our own inventory.
Step 03
Logistics Coordination
We coordinate all logistics internally — transport scheduling, building access, elevator booking (where required), and team coordination. For multi-unit projects, we plan the installation sequence to minimize disruption and maximize efficiency. We communicate the timeline clearly with the investment group throughout this phase.
Step 04
Furniture Installation & Styling
Our team arrives at the agreed date and installs all furniture and décor. We arrange each space thoughtfully — considering traffic flow, focal points, and the visual experience a visitor will have as they move through the apartment. Every detail is attended to before we consider a unit complete, from cushion placement to lighting setup.
Step 05
Professional Photography Session
We coordinate the photography session with our network of professional real estate photographers. The session covers all key spaces — living areas, bedrooms, kitchen, bathrooms, and any notable features such as views or terraces. Images are edited and delivered in formats suitable for property portals, investor presentations, and digital marketing.
Step 06
Staging Period & Removal
The unit remains staged during the agreed period while visits take place. When the staging period concludes — whether the unit has been sold, leased, or the project timeline requires it — we coordinate the efficient removal of all furniture and décor. The unit is returned to the agreed condition, ready for handover or further use.

Bedrooms are staged with quality bedding, appropriate furniture scale for the room size, and subtle décor that creates a restful, aspirational atmosphere. We adapt the setup to the specific dimensions and natural light of each unit.
